How does the Offer Deposit Management System on the listing work?
Sellio™ performs a pre-authorization hold on the buyers credit card of $1000 before they are able to make an offer.  This weeds out unserious buyers and ensures the buyers are legitimate and have 'skin-in-the-game' so you can only work with the most qualified and interested buyers.  If the buyer doesn't perform after winning the listing, the buyer's $1000 becomes a non-refundable charge and Sellio™ splits the $1000 with you and/or the seller.
Does the Listing Fee or any other fees associated with Sellio™ taken out of my commission?
Sellio™ is a 3rd party service and will never interfere or impede on your brokerage commissions.
How do you verify the buyers ability to purchase?
After your seller confirms the winning offer, Sellio™ verfies proof of funds and identity before the listing is removed.  If the buyer cannot provide POF or ID verification, the listing stays active and your seller can select the next highest offer on the property.
What if my seller does not want to sell anymore, are they locked in to sell the property?
You and your client control the listing 100% and reserve the right to end or cancel the listing at any time, for any reason.  However If you cancel your listing in order to accept a buyer's offer outside of the platform, and do not include their offer into your Sellio™ Listing, you will incur a $1500 service fee.
Is Sellio™ a broker?
Sellio™ is a marketplace facilitator and service tool for sellers to use to manage offers in real estate. Therefore Sellio™ earns service fees for managing the platform for buyers and sellers, not broker commissions for representing buyers or sellers, negotiating, providing legal advice or managing transactions. Sellio™ is like any service you prefer to utilize for you and your seller client to use that assists in the sale of property. 
How does the Reverse Auction Style Listing work?
Once a listing is set and approved, the Current Price drops incrementally until a buyer secures it at the displayed Current Price in real-time, with an Offer Deposit. Buyers can decrease their offer on the listing and auto-purchase the property once the Current Price drops to their offer price - although it may be purchased by another buyer at a higher price first. Whichever buyer confirms the highest price, during the Listing Period, wins first rights to purchase the property (at the sole discretion of the seller) so you can create urgency and achieve the highest and best sale price from your most qualified buyer. 
What is the Listing Period?
The Listing Period is the time period you select in which a Buyer can do their inspection, Confirm their offer price and secure a listing on Sellio™. Generally Listing Periods can range from 24 hours to 45 days depending on the unique circumstance of the property and at the sole discretion of the Seller. The Seller will work with Sellio™ Dedicated Support to determine the best time frame for the listing based on the information provided. It is important that you inform interested buyers to perform their inspections and determine their offer price within the Listing Period so they don't miss out on purchasing the property.
What if 2 or more buyers place the same offer?
The offer that is placed first becomes the winning buyer, so it is based on priority order.  This is why it is important for interested buyers to inspect the property and confirm their offer price as quickly as possible within the Listing Period.
How does the contracts and closings work once the buyer is secured on a Sellio™ listing?
Once your buyer is secured, we connect you with your buyer and guide you through a closing process to close the sale of the property.  Sellio™ will be responsible for making the connection to your winning buyer but does not provide any title report, legal services, contracts or perform brokerage activities or closings in any capacity.  If you need escrow, title or closing attorney referrals Sellio™ can provide that to you.
Can I put all my properties on Sellio™?
Yes. Just remember that in order to protect the integrity of the listings, all listings must qualify based on the Listing Guidelines.
Can I negotiate the sales price after a Listing Period Sellio™?
This is not recommended to protect the integrity of your sale and keep your buyer engaged in closing. All Due Diligence, inspections, etc should be completed during the Listing Period to minimize negotiating after the Listing Period ends. However, Seller has the option to negotiate with the buyer after the listing has ended, should something unexpected arise. Sellio™ service fees remain the same regardless of the change in sale price.  
What is the Reserve (or Minimum) Price?
The reserve price is the minimum price the seller is willing to accept for the property and generally where the listing period ends. The Reserve Price is set by the seller and is not shown to buyers until the Listing is Complete.
What if the Listing does not secure a buyer during the Listing Period?
You have the option to re-list the property up to 3 times for FREE, with improvements.  After 3 FREE Re-listings the price is $247 per listing to keep the property active.
