Buyer Purchasing As-Is | Bidders are purchasing as-is and based on the terms on the listing page. Buyer assumes all liability and responsibility for bidding and purchasing
To Place a Bid, Make a Bid Deposit | Sellio™ will authorize a $3000 Bid Deposit (hold, not a charge) for each property you are placing bids on. This is released when the auction event is over. However, if you bid win and do not perform closing it will become non-refundable. (if seller cannot transfer clean title, Bid Deposit will be released)
ID & Proof of Funds Required | Upload documentation in your account after registration and it will be verified by Sellio™. All registered bidders must have cash available and be able to close the property, in as-is condition, in 30 days or less.
The Auction Fee (if applicable) covers the cost of providing the platform to all participants. This fee is paid by the buyer, only after a successful Sellio™ Auction event and closing. The amount varies, will be displayed in the “Fees” section and included in the total amount when you place a bid. It's generally not more than $250. There are no other associated fees for Sellio™ Buyers.
Buyer has 48 Business Hours to execute signed PSA and make the Earnest Money Deposit with selected Escrow or deal may be forfeited and go to next highest bidder.

Here is some important information to know as you start the bidding process.
First, make sure you’ve done your due diligence before placing a bid on any property. Once you’re ready to bid, simply click to the amount that you’d like to bid, then click “Place Bid.” Bid increments for each property is $500.
When bidding, you’ll have the option to set your Max Bid or Regular Bid.
If you choose Regular bid, you will need to make every bid manually by choosing your amount and clicking "Place Bid". We offer the Max Bid option so that you aren’t out-bid and miss out on a property. If someone bids within a few minutes of the end of an auction, the auction will be extended for a few additional minutes.
We do this so all parties have a good opportunity to bid on a property, rather than losing out to a last-minute bid. Every property on Sellio™ has a reserve set by the seller. If the reserve is not met, the seller has the option to reach out to all interested bidders and ask for their final and best offer.
You will receive bid notifications on the auctions you're participating in based on your preferences you set in "My Account". However, make sure to keep an eye out for countdown clock for a particular auction you are interested in – you don’t want to wait too long to place a bid on a property you’re really interested in!
Properties may require a Bid Deposit. This is a one-time hold on your credit card for each property that you bid on. This helps protect the integrity of the auction and ensure that only serious bidders are participating. The bid deposit is held until the end of the auction and then released.
Properties may include an Auction Fee. This covers the cost of providing the platform to all participants. This fee is paid by the buyer, only after a successful Sellio™ Auction event and closing. The amount varies, will be displayed in the “Fees” section and included in the total amount before placing a bid.
If you are not the selected bidder, the Bid Deposit hold is released at the end of the auction. It may take 4 to 7 days for this to be reflected on your credit card. If you are the Selected Winning Bidder, the Bid Deposit hold will remain in place until you submit your purchase and sale agreement and your earnest money deposit into escrow. If you do not complete these steps after becoming the Selected Winning Bidder, your deposit hold being converted to a non-refundable charge on your credit card.
Even though you may be the highest bidder, the seller may ultimately decide not to proceed with the sale of the property. Regardless of whether the reserve is reached, if the seller is not satisfied with the offers received, they have the option to remarket the property on Sellio™.
Remember, it’s up to the seller to select which bid they proceed with, not Sellio™. Now it's time to get in the game. Good luck in the auction!
